1) SAY YES TO A FOR SALE BOARD
Even if a property is located at the end of a cul-de-sac or close, by word of mouth from neighbours or visitors to the street, a For Sale Board can greatly increase viewing numbers.
However only one for sale board per property is allowed (or two, back to back). If you have more than two agents selling your property (you should not need to) and a third agent turns up to conduct a viewing whose board is not there, it makes a seller seem desperate and purchasers will wonder why the property has not sold, with so many agents!
2) SAY NO TO PEOPLE WHO KNOCK AT YOUR DOOR
Refuse any viewings from people who knock unannounced at your door. Sealeys accompany 100% of viewings for safety and security reasons. We only book in viewings when the full identity of people is known and recorded.
3) USE AN AGENT WHO'S A MEMBER OF THE N.A.E.A.
As a member of The National Association of Estate Agents, key staff have to hold the Technical Award for Sales - meaning the company operates to set standards for the profession, with full knowledge of the law. In addition, all N.A.E.A. members operate an in-house complaints procedure and are members of The Ombudsman Scheme. Ask the question, if all other agents operate to the same standards, why are they not part of the scheme?
4) FINISH MINOR MAINTENANCE
Finish all your minor maintenance and decoration jobs around the house. If a prospective purchaser sees more than a couple of jobs outstanding, he or she will wonder what else they have missed.
5) HAVE ALL YOUR PAPERWORK READY
If you Solicitor does not have window installation certificates, timber and damp guarantees, planning permissions and building regulation approvals to hand, then he WILL need them and the sale could be held up.
